About This Project

Aurora initially won the Level Four Project, which we delivered above expectations. That delivery helped us secure the subsequent lower ground, ground and Level One Project.

LEVEL 4 – Project Overview

This was the first stage in a major refurbishment of the office accommodation for the City of Perth, which included complete fitout for level four with high-end finishes to reflect and sympathise with the existing and highly regarded architecture. The project included meeting rooms, collaborative spaces, staff breakout, complete mechanical systems and complete electrical, lighting and communication systems.

Challenges

Freighting materials from overseas suppliers required careful planning to ensure they arrived within the timeframe. These items were identified early on within the project works and ensured that the most cost effective yet time sensitive solution was achieved.

LOWER GROUND – Project overview

Works included the relocation and upgrade of the City’s server room, cut over of the City’s essential fibre services, fire suppression systems, City of Perth’s extensive art collection relocation to a purpose built and environmentally controlled fire-safe room, and general office layout. Fitout works include demolition, upgrade to electrical and data requirements, mechanical and hydraulic services, new partitioning, ceilings and floor finishes, custom designed joinery and new workstations and loose furniture. Feature acoustic ceiling and wall panels were also secured from overseas for the meeting rooms. Upgrade of the existing lift lobby was also awarded during these fitout works and added to the existing program, which was completed within the timeframe.

The right way

The tight construction program required early ordering to meet product lead times and ensure overseas deliveries were received on time. Changes to the electrical requirements were required while onsite, which were all completed to meet the deadline.

LEVEL 1 – Project overview

This level involved a highly detailed fitout with high-end finishes to refurbish the approval services department for the City of Perth. Fitout works included the demolition of the existing fitout, upgrade to electrical, mechanical and hydraulic services, new partitioning, ceilings and floor finishes, custom designed joinery and new workstations and loose furniture. Feature acoustic ceiling and wall panels were also secured from overseas for the meeting rooms to fit with the previously completed floors. Reuse of custom-made furniture from the original fitout was incorporated into the design of the reception area and joinery items.

The right way

The construction program of 10 weeks during the Christmas period required early ordering of the raw materials from Europe due to long product lead-times.
